These Terms & Conditions govern the booking and use of Tal-Andar Farmhouse (“the Property”). By making a booking, the guest (“You”) agrees to the following terms.

1. Booking & Payment

All bookings are subject to availability and confirmation by Tal-Andar Farmhouse. A booking is confirmed only after receipt of the required advance payment and security deposit. Full payment must be made before check-in unless otherwise agreed in writing. Prices are subject to change without prior notice; however, confirmed bookings will not be affected.

2. Cancellation & Refund Policy

Cancellations must be communicated in writing or via official contact channels. Refunds (if any) will be processed according to the cancellation policy shared at the time of booking. No refunds will be provided for early check-outs, no-shows, or unused services. Tal-Andar Farmhouse reserves the right to cancel bookings due to unavoidable circumstances (natural events, maintenance issues, or force majeure). In such cases, a refund or rescheduling option will be offered.

3. Check-In & Check-Out

Check-in and check-out times will be communicated at the time of booking. Early check-in or late check-out is subject to availability and must be requested at least 48 hours prior to arrival. Guests must vacate the Property on time and return it in without damage.

4. Occupancy & Usage

The number of guests must not exceed the maximum occupancy agreed upon during booking. The Property is to be used for lawful recreational purposes only. Commercial activities, sub-letting, or unauthorised events are strictly prohibited unless pre-approved. Loud music, parties, smoking or any other disturbances are not allowed.

5. Guest Conduct

Guests are expected to behave responsibly and respect neighbors, staff, and the Property. Any damage to property, furniture, fixtures, or equipment will be charged to the guest through the security deposit, any additional charges may be requested. Illegal activities, use of prohibited substances, or unsafe behavior will result in immediate eviction without refund.

6. Damage & Security Deposit

A refundable security deposit will be required. The deposit will be returned up to 48 hours after inspection, subject to deductions for damages, missing items, or excessive cleaning. Normal wear and tear is excluded.

7. Safety & Liability

Guests stay at the Property at their own risk. Tal-Andar Farmhouse is not responsible for accidents, injuries, loss of personal belongings, or valuables. Guests must supervise children at all times, especially around open areas, water bodies, or other facilities. Any malfunction or safety concern must be reported immediately.

8. Amenities & Services

Amenities are provided in good faith and may vary due to weather, maintenance, or operational reasons. No refunds will be provided for temporary unavailability of amenities beyond our control.

9. Pets

Pets are allowed without the need for prior permission. Guests are responsible for cleaning up after pets and ensuring they do not damage the Property. Any pet-related damage will be charged to the guest through the security deposit.

10. Right of Entry

Tal-Andar Farmhouse management reserves the right to enter the Property for maintenance, safety checks, or emergencies with reasonable notice, except in emergencies.

11. Termination of Stay

Tal-Andar Farmhouse reserves the right to terminate a stay without refund if these Terms & Conditions are violated.

12. Governing Law

These Terms & Conditions shall be governed by and interpreted in accordance with the Maltese law.

13. Acceptance of Terms

By confirming a booking and/or staying at Tal-Andar Farmhouse, guests acknowledge that they have read, understood, and agreed to these Terms & Conditions.
